What is actually going on here
It is smaller than the price makes you picture
Most homes at the bottom of this market are between 500 and 900 finished square feet. That is a real house on a real lot, and it is roughly half of what people have in mind when they hear the price. Read the square footage before the photos.
It was built before most of the systems you rely on
Much of this list predates 1950. That means the questions are the furnace, the electrical panel, the sewer line and the foundation, and those are a financing question before they are a repair question: some loan programs will not close on them at all. This is what to spend inspection money on.
Sometimes the lot is the asset
At the bottom of the price range you occasionally find a house the market has already priced as land. That is not a bad buy, but it is a completely different buy, and it changes who you should be talking to before you write anything.
What is usually not the problem here
Homeowners' dues. Almost nothing at this end of the Denver market carries an HOA, so unlike the condo market the monthly number you are quoted is close to the monthly number you will pay. Taxes are the line to check instead.
None of these are bad houses because they are inexpensive. Every one of them is inexpensive for a reason, and the whole skill is telling the reasons apart.
