Denver homes take four times longer to sell than in 2023. The price never moved.
Three and a half years of MLS data show sellers losing almost all of their time leverage and almost none of their price leverage. Here is the number that explains it, and it is one the consumer portals cannot show you.
The whole story in one chart
Days in MLS climbed from 7 to a peak of 31 in April 2026. Across the same window the median closed price moved +0.9%. Two axes, deliberately: the point is the shape, not the scale.
Everyone assumes a slower market means falling prices. Denver spent three and a half years proving otherwise.
How far each number moved
Every line starts at the same place, indexed to its own January 2023 value. Steep lines moved a lot. The flat dotted line is price.
Days between showings, month by month
Median days in MLS divided by showings per listing. This is a derived figure, not a published one, and it is the most honest single measure of how much buyer attention a listing actually gets. It is only computable with MLS showing data.
What this actually means for you
If you are selling
- Your home is worth roughly what it was worth in 2023. That part held.
- What you lost is time. Budget 31 days on market as the median, meaning half of homes take longer.
- You get about one showing every 6.6 days. There is no second wave of traffic to fix a high price with, so the first two weeks are the whole game.
- Homes still close at 99.3% of list. Pricing correctly on day one is worth more than any negotiating tactic afterward.
If you are buying
- You have time you did not have in 2023. Roughly 9 times more thinking room between showings.
- Your leverage is in terms, not price. Sellers are protecting the number; they are far more flexible on concessions, dates and repairs.
- 3.8 months of supply means real choice, but it is not a crash. Do not wait for one.
- A listing sitting 31-plus days is not necessarily overpriced now. It may simply have been overpriced on day one.
Common questions
Are Denver home prices falling in 2026?
Not by this measure. Median closed price was $560,000 in January 2023 and $565,000 in July 2026, a change of 0.9%. What changed is how long a sale takes and how much buyer traffic each listing gets, not the price it eventually closes at.
How long does it take to sell a house in Denver?
Median days in MLS is 31, up from 7 in January 2023. The peak in this series was 31 days in April 2026.
How many showings does a Denver listing get?
About 4.7 per listing, down from 9.1 in January 2023. That works out to roughly one showing every 6.6 days, against one every 0.8 days three years ago. Showings data comes from ShowingTime through the MLS and is not published by consumer portals.
Is it a buyer's market or a seller's market in Denver?
Months of supply is 3.8, up from 1.5. Under about 4 months is still conventionally a seller's market, but sellers have lost nearly all of their time advantage while keeping their price advantage. Homes still close at 99.3% of list.
Should I price above market and negotiate down?
The data argues against it. With one showing every 6.6 days, an overpriced listing does not get a second wave of traffic to correct with. It gets silence, and then it gets a price reduction that everyone can see.
