    Is there a legal, physical, year-round supply?

    A well permit is not a guarantee of water, and a shared or augmented supply carries obligations that outlive the sale. Domestic, household-use-only and commercial permits are different animals.

    Can you legally drive to it, in February?

    A parcel touching a road is not a parcel with legal access. Prescriptive use is not an easement, and a recorded easement is not a maintained road. Winter access is its own question.

    Will the soil accept a system?

    Perc and profile tests decide whether a build is possible and how expensive. A failed test does not always kill a parcel, but it changes the number.

    What does the last mile cost?

    Power to the property line is a different price than power to the building site. Distance, easements and provider policy set the number, and it is often five figures.

    What are you allowed to build, and when?

    Zoning, covenants, building envelopes and setbacks all narrow the buildable area. So does a floodplain, a wetland or a steep slope.

    What did the seller keep?

    Mineral, water and access rights are severable in Colorado and frequently already severed. What was reserved decades ago still governs.

Raw land is not a house with no house on it.

The four questions that come first.

Do I need a well permit before I buy land in Colorado?
You need to know which permit the parcel can get before you buy, not after. Colorado separates household-use-only, domestic and commercial well permits, and an existing permit does not prove the well produces water year round. The permit search and a flow test are the two documents that answer it.
Can I get a mortgage on raw land in Colorado?
Yes, but not on residential terms. Land loans typically require a larger down payment than an owner-occupied home and amortise over a shorter period, and building on the parcel is usually a second, separate financing that re-underwrites the first.
What makes a Colorado parcel unbuildable?
Most often one of five things: no legal access, no provable water, soil that will not accept a septic system, a utility extension that costs more than the land, or a zoning, covenant, floodplain or slope limit that leaves no usable building envelope.
Does a parcel touching a road have legal access?
No. Touching a road is physical proximity. Legal access is a recorded easement or frontage on a public right of way, and a recorded easement still does not promise the road is maintained in February.
