Position is a comparison, not a compliment: the price is set against the listings a buyer can tour the same week, not against the sale next door from 2024. Create is the work before the photos: condition, documents, access, then the pictures. Expose is the first week, and the first week is short. On the REcolorado MLS a Denver listing now gets about 4.7 showings, one every 6.6 days, against 9.1 showings and one every 0.8 days in January 2023, and the median listing spends 31 days in MLS (VERIFIED, REcolorado data through July 2026, the market-time report on this site). Read is what happens on day seven: the showing count, the second showings, the exact feedback, the new competition that arrived. Negotiate is the part most people picture as the whole job, and it starts before the offer: the deadlines, the terms and the response time are set in the listing, not improvised at the table. Five stages, in source order, and a listing agent's value is visible at each one, or it is not.
