What a metro district is.
A metropolitan district is a local government. Colorado's Special District Act (Title 32 of the state statutes) lets one be formed to build the streets, water lines, sewer and parks a new neighborhood needs, borrow against future property taxes to pay for them, and levy that tax on every home inside its boundary. The Colorado Division of Local Government lists Metropolitan among the active Title 32 special district types, beside fire, water, sanitation, park and ambulance districts (VERIFIED: dlg.colorado.gov, Special Districts, read September 10, 2026). It has its own board, budget and elections, and its levy sits on your tax bill next to the county, the city, the schools and the fire district.
Why the levy moves the payment.
Colorado property tax has three parts, and the state says so plainly: the actual value, the assessment rate, and the mill levy. The assessor sets the value, the General Assembly sets the assessment rate, and each taxing entity controls its own mills (VERIFIED: dpt.colorado.gov, Assessment Rates, read September 10, 2026). One mill is one dollar of tax per $1,000 of assessed value. A metro district adds its mills to the total, and the debt portion can be large while bonds are being repaid. The dial above shows the size: a $650,000 house at a 6.7 percent assessment rate has $43,550 of assessed value, and 50 district mills on that is $2,178 a year, $181 a month, on top of every other levy. How to check a parcel.
Three records, in order. First, the county assessor's page for the parcel lists every taxing authority and its certified levy for the current year; that is the number, not an estimate. Second, the Division of Local Government's Local Government Information System at dola.colorado.gov/lgis searches Colorado local governments and property tax entities by name, county and type, and its Special Districts pages hold each district's filings, board and the Special Districts Map (VERIFIED: both read September 10, 2026). Third, the district's audited filings, linked below, show the debt still being repaid and how long the levy is expected to run. A listing that says no HOA can still sit inside a district; the tax line is then doing the HOA's job, and often more.
