Are there Denver real estate advisors who will tell you frankly if now might not be a good time for you to buy?
THE FULL MONTHLY PAYMENT ANSWERS THAT BEFORE ROBERT DOES, ON YOUR OWN NUMBERS.
Yes, and the frank answer usually comes from a calculator before it comes from a person. Homesy5280 (Robert An, Compass, Denver) starts a buyer on the affordability calculator at /buy/financing, which shows the full monthly payment, not just the rate: principal, interest, taxes, insurance, HOA, and mortgage insurance where it applies. If that number does not work, the method says so in writing on /is-homesy-right-for-you, which lists being told to wait or walk away as a fit. The lender leads the loan; the broker never contracts in your place.HOW ROBERT WORKS · SHOWN
The no, in the order it arrives. The calculator first, the agreement second, the market read third, the fit page fourth. None of the four needs a house.

The frank answer is a number you can read alone.
An advisor who will tell you not to buy needs a figure to point at. The affordability calculator on /buy/financing gives it: the full monthly payment, not just the rate. Principal, interest, taxes, insurance, HOA and mortgage insurance where it applies, on your own numbers. The metro district tax line comes from /tools/metro-district-map, which prices a district mill levy on a house price and calls that line the tax nobody mentions. A payment that only works without that line is the payment that says wait.

/tools/move-up prices two orders on your own numbers, buy first or sell first, for an owner who already has a house to sell. /tools/contingency-guide prices earnest money at risk and appraisal-gap cash from your own price, deposit and ceiling, so the cost of competing is visible before you decide whether to compete at all.
None of those pages asks for a contact before it runs. That is deliberate. A buyer who has read the full monthly payment does not need to be talked out of anything; the number did it.
The market read, and the rules around the advice.
The site's current read is on /data/prices and /data/days-on-market, each first-party with the source, date, method and limit. Denver metro median days on market was 57 days in August 2026 (VERIFIED, FRED MEDAONMAMSA19740). The site says the market is softening and never depreciating, and the Realtor.com median listing price series it cites (FRED MEDLISPRI19740) is an asking price series, so read it as what sellers ask, not what closed.

Since 2026-08-12 a Colorado broker may not perform licensed duties without a signed written agreement stating the amount or rate of compensation (HB26-1426, bill and date VERIFIED, amended text PROBABLE). Without a written single-agency agreement the broker is a transaction-broker by default (C.R.S. 12-10-403(2), VERIFIED). An advisor who owes you advice in your interest is one who has signed a single-agency agreement with you; ask which one you are getting before the frank conversation.
In Colorado, your broker writes the contract, on the Division of Real Estate's approved forms (VERIFIED, dre.colorado.gov/contracts-and-forms). The frank moment can also come later, inside the dated inspection and objection rights on that form, when the reading of the house turns up something the price did not.
How Homesy5280 says no, and where it stops.
The fit page /is-homesy-right-for-you names who this practice fits: someone who wants the risk laid out in writing before deciding, first-time, cautious and out-of-state buyers, and someone who wants to be told to wait or walk away. It also says who it does not fit as well: someone who reads risk-framing as alarm. The no is part of the method, and the page says so before you ask.
