The asking price series matters too, and it matters what it is. The Realtor.com median listing price for the Denver metro is an asking series, not a sold series (VERIFIED, FRED MEDLISPRI19740, on /data/prices). The site reads that series as a market that is softening. It does not say depreciating, because the series does not prove that.
A house that has sat past the median is a different contest from a house listed this week. That is the first thing a buyer learns about any address, before a showing is booked.
In Colorado the broker fills in the dates.
In Colorado, your broker writes the contract. Choose the one who carries the whole thing. That is the site's line and it is a fact of Colorado practice: the broker completes the Real Estate Commission's contract forms (Conway-Bogue Realty v. Denver Bar Association, 1957, VERIFIED), and the forms are the Colorado Division of Real Estate's approved forms (VERIFIED). Every deadline in the Contract to Buy and Sell is a date the broker types in.
