The contract forms are the Colorado Division of Real Estate's approved forms (VERIFIED), and the broker completes them under Conway-Bogue Realty v. Denver Bar Association, 1957 (VERIFIED). Those forms carry dated deadlines for inspection, title review, insurance and HOA documents. Most of this job is not showing houses. It is the contract, the calendar, the negotiation, and staying steady while the money is decided.
Since 2026-08-12 a Colorado broker may not perform licensed duties for you without a signed written agreement that states the amount or rate of compensation (HB26-1426, bill and date VERIFIED, amended text PROBABLE).
