In Colorado, your broker writes the contract. The forms are the Colorado Division of Real Estate's approved forms (VERIFIED), and the broker completes them under Conway-Bogue Realty v. Denver Bar Association, 1957 (VERIFIED). So the contract vocabulary is not optional reading. It is the list of decisions the broker will make on your behalf unless you make them first.

Transaction-broker: without a written single-agency agreement, the broker is a transaction-broker by default (VERIFIED, C.R.S. 12-10-403(2)). In plain words, a transaction-broker helps both sides complete the deal and is nobody's advocate. Written agreement: since 2026-08-12 a Colorado broker may not perform licensed duties without a signed written agreement stating the amount or rate of compensation (HB26-1426, bill and date VERIFIED, amended text PROBABLE). In plain words, you will sign before the broker works, and the fee is on the page.
Dates and deadlines: the Colorado contract runs on a schedule of rights that expire. The plain sentence on /buy/read-the-house is read the house before the deadline, not after it. Condition, title, insurance, HOA and permit history get read while those rights are open, and every unknown becomes an inspection, a document request, a specialist, a reserve or a contract term.
How to tell a practice from a tagline.
Any site can say plain English. Three checks separate the practice from the tagline. First, does the translation end in a number on your house, or in another paragraph?
