Both calculators run on your numbers, the guide is prose, and the market figures they lean on are labelled: the median Denver metro listing took 57 days to reach contract in August 2026 (VERIFIED, FRED MEDAONMAMSA19740), and the price series the site quotes is an asking-price series read as softening, not as a forecast (VERIFIED on /data/prices).

The facts that only apply to a nonresident.
