How fast does a cash sale close in Colorado compared with a financed sale?

CASH REMOVES THE LENDER'S CLOCK. IT DOES NOT REMOVE THE TITLE COMPANY'S OR THE HOA'S.

Cash skips one clock. A financed buyer must receive a Closing Disclosure at least three business days before closing (CFPB, VERIFIED); a cash sale has none. Everything else runs the same: the title search and commitment, the mortgage payoff, and for an HOA property the association's statement, which the law gives it fourteen calendar days to furnish (VERIFIED, C.R.S. 38-33.3-316(8)). Possession is the date in the contract, cash or not (Section 17, VERIFIED).

The clock cash removes.

Federal rules require a lender to provide the borrower's Closing Disclosure at least three business days before the scheduled closing (CFPB, VERIFIED). That is a hard floor on a financed sale, and it sits after underwriting, the appraisal and the loan approval. A cash purchase has no lender, so no disclosure, no appraisal wait and no loan approval. That is the structural reason a cash close can be shorter, and it is the whole of it.

The clocks cash keeps.

The title company still searches the record and issues a title commitment that lists the recorded liens, easements, covenants and the requirements, such as a mortgage payoff, that must clear before closing; an industry source puts that step in the first week to three weeks of a Colorado contract (PROBABLE). For a condominium or a home in an HOA, Colorado law requires the association to furnish a written statement of unpaid assessments within fourteen calendar days after receiving a request, or it loses its lien for the assessments due as of that date (VERIFIED, C.R.S. 38-33.3-316(8)). The seller's own payoff letter has to arrive and match.

How to set a date that holds.

Order the title work the day the contract is signed, request the HOA statement the same day, and ask the seller's servicer for the payoff at once. Then set the closing date after the slowest of those, not after the buyer's promise. A cash buyer who insists on a date the title company cannot meet is asking the seller to carry the risk of a failed closing.
