Should I get a pre-listing inspection before selling my house in Denver?

A PRE-LISTING INSPECTION MOVES THE SURPRISE TO BEFORE THE CONTRACT, WHERE IT IS CHEAPER.

Usually worth it, and here is why. Contracts fall apart at the inspection: NAR put the nationwide cancellation rate at 6 percent in mid 2025 and cited Redfin data showing nearly 15 percent of pending sales fell through in May 2025 (VERIFIED). A pre-listing inspection, commonly $300 to $420 (PROBABLE), lets the seller fix or price known items before a buyer's objection deadline, and a known latent defect must be disclosed either way (Colorado Lawyer, VERIFIED).

If anyone inspects, the seller can go first, and sometimes both sides inspect. The question is who sees the findings before the price is agreed.

    Disclosure either way

    A known latent defect must be disclosed regardless of the form's categories (Colorado Lawyer, VERIFIED). The report becomes part of what the seller knows.

Why agents reach for it.

NAR reported in July 2025 that the nationwide contract cancellation rate was 6 percent by its own index and cited Redfin data showing nearly 15 percent of homes under contract fell through in May 2025, the highest May figure Redfin had recorded; the agents quoted said pre-listing inspections let sellers address issues on their own terms before buyers negotiate (VERIFIED). The same article notes that buyers are still encouraged to do their own inspection (VERIFIED). The fee is commonly $300 to $420 for an average sized home (PROBABLE, industry source).

What the contract does with inspection results.

Under the Commission's contract, the buyer may deliver a written description of unsatisfactory conditions on or before the inspection objection deadline; if the parties have not agreed in writing to a settlement by the inspection resolution deadline, the contract terminates on that date unless the seller has received the buyer's written withdrawal of the objection (Section 10.3, VERIFIED). The dates themselves are blanks the parties fill in; an education source describes objection deadlines commonly landing a week to ten days after the contract with the resolution a few days later, and stresses they are negotiated per contract (PROBABLE).

The 2026 contract also sets deadlines to expire at 11:59 p.m. Mountain Time by default and adds an election for weekend and holiday deadlines (PROBABLE, from a title company summary; the Commission's form could not be opened when read).

What the report does to the disclosure.

Colorado sellers have an independent duty to disclose latent defects they actually know about, whether or not the disclosure form has a category for them; the courts said so in Cohen v. Vivian in 1960 and Gattis v. McNutt in 2013 (Colorado Lawyer, VERIFIED). A pre-listing report therefore does two things: it lets the seller fix or price items before the buyer finds them, and it makes those items known, so they go on the Seller's Property Disclosure.
