Which repairs are worth doing before selling a house in Denver?

Two studies, read separately. Zonda's 2025 Cost vs Value report puts garage door replacement first nationally at 267.7 percent of cost recouped, with eight of the top ten projects exterior replacements (VERIFIED). NAR's 2025 Remodeling Impact Report, built on agents' estimates, puts a new steel front door at 100 percent recovered and a bathroom renovation near 50 percent (VERIFIED). Neither is a measured sale price; both point the same way: small and outside first.

What each study measured.

Zonda's 2025 Cost vs Value report combines real estate professional surveys with estimating data across 28 projects and 115 markets (VERIFIED). Its national leaders were garage door replacement at 267.7 percent of cost recouped, steel entry door replacement at 216.4 percent and manufactured stone veneer at 207.9 percent, with eight of the top ten projects exterior replacements (VERIFIED). Its own editor's caveat is that large interior remodels may be personally rewarding while their financial returns are less predictable than exterior replacements (VERIFIED).

NAR's 2025 Remodeling Impact Report works differently. Agents estimated the dollar value a project would add at resale, and that figure was divided by contractors' estimated cost (VERIFIED). On that measure a new steel front door recovered 100 percent, a closet renovation 83 percent, a fiberglass front door 80 percent, and a bathroom renovation about 50 percent (VERIFIED). NAR's own caveat: an owner's design taste may not match what agents would recommend for resale (VERIFIED).

The three projects agents most often recommend before listing are painting the whole home, painting one room, and a new roof (VERIFIED, from a summary of the 2025 report). A Zillow survey found the most common seller projects were interior painting, done by 40 percent of sellers at $1,432 on average, carpet cleaning by 35 percent at $174, and landscaping by 33 percent at $3,782, and separately cited outside research that a well maintained home can sell for about 10 percent more than a similar home in average condition (VERIFIED, as cited, not measured by the survey).

How to decide on your own house.

Start from what a buyer sees in the first minute and what an inspector will write in the first hour: the door, the garage door, the paint, the roof, the systems. A repair that removes an inspection objection is worth more than a remodel that adds a feature. Then price the rest against the listing calendar: a project that takes six weeks costs six weeks of carrying the house.
