Look for an agent who turns each offer into three columns: what it nets you, what dates it carries, and which contract rights it keeps or waives. Four columns per offer. The price is the first line of the first column, and it is the least decisive of the four.

  1. NET

    What each offer leaves you

    Price less the concessions, the credits and the costs each offer implies. The table nets every offer with the same percentages the net sheet uses, so the comparison is honest; the sheet itself holds one sale value, so the offers are run one at a time.

  2. DATES

    What each offer commits to and when

    Closing date, inspection, appraisal and loan deadlines on the Colorado form. A longer loan deadline is a longer window for the deal to fail.

  3. RIGHTS

    What each buyer can still do

    Rights kept are exits the buyer can use. Rights waived are risk the buyer took. The contingency guide prices each one.

  4. CASH

    What is actually at risk

    Earnest money and any appraisal-gap promise. A waived appraisal right with no gap cash behind it is a promise with nothing under it.

Why the price is the least decisive line.

Two offers at the same price can net a seller different amounts and carry different odds of closing. One is cash with a short close and no appraisal; the other is financed with a loan deadline weeks out, a request for a credit, and an appraisal right that lets the buyer leave. The second may net less after the credit and may not close at all. A seller who compares prices compares the wrong number.

In Colorado the broker completes the Real Estate Commission's contract forms (Conway-Bogue Realty v. Denver Bar Association, 1957, VERIFIED; the forms are the Division of Real Estate's, VERIFIED). Every offer therefore arrives with its deadlines already written by the buyer's broker: inspection objection, appraisal, loan, closing. Those dates are the seller's risk window. A loan deadline far from the offer date is weeks during which the buyer can still leave under a right, with the deposit.

The rights are priced, not guessed. The contingency guide at /tools/contingency-guide shows what an appraisal or inspection right is worth in cash at risk, from the offer's own numbers. A buyer who waived the appraisal right and wrote gap cash into the offer took real risk; a buyer who waived it with no cash behind it made a promise the seller cannot collect on.

Where the comparison ends.

The table does not choose. It shows the seller what each offer nets, when it closes, what the buyer can still do and what stands behind the promises, with the source beside every number. The seller chooses. Robert writes the acceptance or the counter on the Colorado form, and the lender on the buyer's side is the only one who can confirm that a financed offer will fund.
