Six lines make the owning number. The rent is one line. The comparison is only honest once all seven are on the page.

Principal and interest from the price, the down payment and the rate. The lender confirms the rate; the calculator shows the payment.

Property tax and the district line
The county's tax plus any metro district levy. The calculator at /tools/metro-district-map prices the district's mill levy on the house and points to the state's lookup for the parcel.
- 03INSURANCE
Homeowner's and mortgage insurance
Homeowner's coverage is the insurer's quote. Mortgage insurance applies with a smaller down payment and is on the calculator.

Dues, if there are any
Condo, townhome and many newer subdivisions carry dues. They go into the affordability calculator on /buy/financing.
The four lines renters leave out.
Most rent-or-buy comparisons put a loan payment beside a rent check and stop. The loan payment is one of at least five lines in the monthly cost of owning: principal and interest, property tax, homeowner's insurance, HOA dues where they apply, and mortgage insurance with a smaller down payment. On many Front Range homes there is a sixth, the metro district levy, which /tools/metro-district-map calls the tax line nobody mentions. The affordability calculator on /buy/financing exists to put all of them on one page.

The rent side has its own honesty: the rent you pay now, plus renter's insurance, plus whatever utilities the lease shifts to you. Put the two totals beside each other and the gap is what owning costs above renting, or below it, on this house, this month.
What the gap means, and what it does not.
A gap in favor of renting is not a reason not to buy, and a gap in favor of buying is not a reason to. The gap is the monthly price of the option to own: to stop paying a landlord, to fix the payment, to sell later. Whether that option is worth its price depends on how long you expect to stay, what the down payment would otherwise earn, and what you can absorb if the roof or the furnace is yours to replace. The site does not model those, and it says so rather than pretending to.

What it does model is the cost of getting out. The seller's side of the ledger, the net sheet at /tools/net-sheet, prices every exit on the same house, and the median Denver metro listing took 57 days to reach contract in August 2026 (VERIFIED, FRED MEDAONMAMSA19740). A buyer who might move in two years reads that number as part of the price of buying.
Where the method stops, and what is missing on purpose.
The site's rent-versus-sell instrument at /tools/rent-vs-sell is built for an owner deciding whether to sell now or rent the house out and sell later. It is not a renter's calculator, and Homesy5280 does not dress it up as one. The renter's comparison is the affordability calculator's full monthly cost against the rent, done on the actual house.
