The tax line is the one most often left out, and in the Front Range it has a second part. A metro district adds to the property tax bill, and /tools/metro-district-map prices that levy on the house and points to the state's lookup for the parcel, which is why the site calls it the tax line nobody mentions. Read the address on that map before the calculator, and the tax line is the real one.
The HOA line comes from the association's own documents. The HOA document tracker on /data/condos records dues, reserves, special assessments and rental rules, and the Colorado Contract to Buy and Sell carries an Association Documents deadline and objection right (PROBABLE as to the current form; the Division of Real Estate's forms page is the source). A special assessment on the way is a monthly cost the dues figure hides.
What the calculator does not decide, and who does.
Insurance is the insurer's decision, both whether to write it and at what premium. The method's discipline is to read insurance readiness while contract rights are open, on /buy/read-the-house, and the county files on /places carry consequence lines for the foothill and corridor counties where that reading matters most. An insurance line that cannot be filled before the deadline is an unknown, and every unknown becomes an inspection, a document request, a specialist, a reserve or a contract term.
