    A listing price is not a value

    The Realtor.com median listing price series for the Denver metro (FRED MEDLISPRI19740, VERIFIED) is an asking price. The site calls the market softening and never says depreciating, because the series cannot say that.

    A market median does not value one house

    The evidence receipt at /handouts/evidence-receipt puts the limit beside every source: a median describes the market, and the house in front of you is priced on its own comparables and condition.

  3. CONTRACT

    The broker writes it

    In Colorado the broker completes the Real Estate Commission's approved forms (Conway-Bogue Realty v. Denver Bar Association, 1957, VERIFIED). The choice of broker decides the paperwork and the dates.

  4. RIGHTS

    Walking away is a dated right

    Inspection, appraisal and loan rights each have a date on the Colorado form. The contingency guide prices what each one is worth before you give it up.

The myth is usually a true number read past its limit.

The most common Denver myth is not a lie. It is a real series read as something it is not. The Realtor.com median listing price for the Denver metro (FRED MEDLISPRI19740, VERIFIED) moves, and when it moves down people say prices are falling. It is an asking price. It describes what sellers listed for, not what buyers paid, and it cannot value any single house. The site says the market is softening because that is what the series can support, and it says so on /data/prices with the series named.
