The first mistake in this comparison is treating the condo price and the house price as the same market. They are not. Denver condos and houses have moved on different lines, and the site keeps them apart on purpose. /data/condos carries the condo series with its source and its limit. /denver-condo-vs-house puts the two series beside each other so the buyer sees which type has been softer and for how long, from the page, not from a pitch.

The metro-wide series sits under both. The Realtor.com median listing price for the Denver metro is an asking series, not a sold series (VERIFIED, FRED MEDLISPRI19740, on /data/prices). The site reads that as a market that is softening. It does not say depreciating.

Read the split first. Then the two addresses are being compared inside the right series, and the monthly figures that follow mean something.

The monthly figure has to carry every line.

A condo near work carries HOA dues. A house farther out, if it sits in a newer subdivision, often carries a metro district mill levy on top of county property tax. Neither line is in the mortgage quote, and both are in the payment. The affordability calculator on /buy/financing is built to show the full monthly payment, not just the rate, so dues and the tax line go in before the two addresses are compared.
