The documents that change the rent line.
Most of the rental question is answered by documents, not spreadsheets. An HOA may restrict rentals, cap the number of rented units, or require a minimum lease term. A metro district adds its own mill levy on top of county tax and lowers the net every month. A sewer line, a roof near the end of its life, or grade running toward the foundation turns a rent line into a repair line.

In Colorado those are all readable before the deadline, not after it. The contract the broker completes on the Division of Real Estate's forms (VERIFIED) carries inspection and document rights with dates, and /buy/read-the-house is built to use them: condition, title, insurance, HOA and permit history read while contract rights are open.
