    Every fact in a guide carries VERIFIED or PROBABLE with its source. VERIFIED means the source was read on the date shown. PROBABLE means the claim is likely as applied to you but needs a professional's read.

What a situation guide is on this site, and what it is not.

Most agent sites publish one buyer guide and one seller guide. Neither tells a personal representative what Letters are, or tells an owner who has just had a listing expire what to preserve from the first launch. Each guide has a portable handout of its own under /handouts. The handout is the guide reduced to the pages a reader carries into the next room: the questions to ask the attorney, the documents the title company will want, the numbers the CPA will need. It is written to leave the site, which is the point of a handout.

What the guides are not: a pitch. They do not say the practice is the best. They say what the situation requires, in order, and where each requirement belongs. The fit page at /is-homesy-right-for-you says plainly who this practice does not suit as well: someone who wants a lighter, faster-moving experience, a big generalist-brand feeling, or who reads risk-framing as alarm.

How the facts inside them are graded.

Every fact in a guide carries VERIFIED or PROBABLE with its source. The rule is on /evidence and worked as an example on /handouts/evidence-receipt: claim, source, date, method, limit. A statute cited as VERIFIED was read on the date shown. A figure cited as PROBABLE is likely as applied to the reader but needs the attorney, CPA or lender to confirm it on the file.
