Because each discipline is a page, the framework can be checked. A reader who wants to know whether the practice actually prices three exits on one house can open the net sheet and run it on a made-up address. That is a different kind of promise from a paragraph on an About page.
Where the checklists are, and what each one produces.
The inspection checklist sits on /buy/read-the-house and the HOA document tracker on /data/condos. They exist because in Colorado the broker writes the contract, and the contract carries deadlines for inspection, title, insurance, HOA documents and appraisal. The checklist is organised around those rights while they are still open. Every unknown it surfaces becomes one of five things: an inspection, a document request, a specialist, a reserve, or a contract term.

Who does what is also written down. Robert leads reading the house, pricing every exit, coordinating the sale or purchase, and bringing a written cash offer when speed is worth more than the last dollar. The inspector and the specialist lead what the showing cannot show: sewer line, roof condition, crawlspace, grade against the foundation. The CPA, the estate attorney and the title company each lead their own question.
A framework that stopped at the checklist would be a brochure. This one ends at the contract, because in Colorado the broker completes the Real Estate Commission's approved forms (Conway-Bogue Realty v. Denver Bar Association, 1957, VERIFIED), and the framework's job is to make sure every box on those forms was decided on purpose.
