The first discipline is to read the house before the deadline, not after it (/buy/read-the-house). Condition, title, insurance, HOA and permit history are read while contract rights are still open, and every unknown becomes an inspection, a document request, a specialist, a reserve or a contract term. The second discipline is to price every exit on the same house (/tools/net-sheet). The net sheet runs on your own numbers and shows what each exit leaves you. A buyer who has done that arithmetic is harder to rush, because the pressure has nothing left to push against.
What the Colorado rules do to a quick offer.
In Colorado, your broker writes the contract. The forms are the Colorado Division of Real Estate's approved forms (VERIFIED, dre.colorado.gov/contracts-and-forms), and the broker completes them under the 1957 Conway-Bogue decision (VERIFIED). That puts the deadlines inside a document the broker fills in, so a quick offer is a broker's choice of dates, not only a buyer's.

Since 2026-08-12 a Colorado broker may not perform licensed duties without a signed written agreement that states the amount or rate of compensation (HB26-1426, bill and date VERIFIED, amended text PROBABLE). Without a written single-agency agreement the broker is a transaction-broker by default (C.R.S. 12-10-403(2), VERIFIED). Read the agreement first. It tells you whether the broker owes you advice or only a fair process.
The market leaves room to think. Denver metro median days on market was 57 days in August 2026 (VERIFIED, FRED MEDAONMAMSA19740). On the REcolorado MLS the median Denver listing spent 31 days in MLS in July 2026 (VERIFIED, REcolorado market report).
