The second is a local investor, the kind behind the postcards and yard signs advertising to buy houses for cash. That buyer prices off after repair value or projected rent, not off today's listed market, and there is no published formula to check the number against. Why the number lands where it does. Two real studies, not a guess.
Every cash buyer is selling certainty and speed, and the price of that certainty is real, measured, and not the same everywhere. A 2024 study out of the University of California San Diego's Rady School of Management, reviewing two million home sales across most U.S. counties from 1980 to 2017, found that all cash buyers paid about 10 percent less on average than buyers using a mortgage (VERIFIED, rady.ucsd.edu, published 2024-04-02). That is a national average across every kind of cash buyer, not a Denver number and not specific to any company named here.
Closer to the actual mechanism, a 2026 analysis of roughly 410 Opendoor transactions closed between May 2023 and June 2025 found that the middle half of sellers who sold to Opendoor received between 4 and 13 percent less than Opendoor's own eventual resale price on the same house (VERIFIED, listwithclever.com, read 2026-09-14). That is one company's own resale spread, not a rate any buyer promises in advance, and it says nothing about a local investor's after repair math, which this page will not invent a number for.
This site states no Denver specific discount because no source publishes one. What the two studies establish, honestly, is that cash buys certainty at a real, non trivial price, somewhere in the range both studies measured, and that the only way to know the price on one house is the written offer itself.
The offer is only real once it is written. Compare it before signing anything.
A phone quote or a postcard's headline number is not an offer. A real one names the buyer, states the price, attaches proof of funds, lists every contingency, states who pays which closing costs, sets a closing date and says whether the buyer can assign the contract to someone else. Since August 12, 2026, a Colorado broker may not perform any licensed activity, including comparing offers on a seller's behalf, without a signed written agreement stating the compensation amount or rate (HB26-1426, amending C.R.S. 12-10-403(2), VERIFIED).
