Nobody in Denver is watching your house. Somebody has to hold the keys.
The house is nine hundred miles away, the furniture is half gone and the last person with a key was the tenant. From where you sit the job is three phone calls: a stager, a cleaner, an agent. From the driveway it is access. Who can get in, who logs that they did, and who tells you what they found.
Empty houses have a clock of their own. Most standard homeowner policies restrict cover for vandalism, glass breakage and sometimes water and theft once the house has been vacant more than 60 consecutive days (PROBABLE, fuller.insure; your carrier's definition of vacant is the one that counts, read the policy before the last chair leaves). That clause is why the house needs a local person now, not after the stager is booked.
So the first thing a listing broker does for an owner in another state is not marketing. It is one key path, one access log and one dated walk-through video: every room, the utilities, the mail, the exterior. Every vendor gets booked against that video, and every weekly report starts from it.
The broker coordinates. You contract. That line does not move.
Since 2026-08-12, HB26-1426 amended C.R.S. 12-10-403 so a broker may not perform licensed duties for you without a signed written agreement stating the compensation amount or rate (bill and date VERIFIED, amended text PROBABLE). Without a written single-agency agreement the broker is a transaction-broker by default (VERIFIED, C.R.S. 12-10-403(2)). Check the licence first, on the Division of Real Estate's public lookup (PROBABLE, page refused the fetcher).
Under that agreement the broker's job is coordination. The stager, the cleanout or estate-sale company, the cleaner, the photographer and the handyman are each booked against the walk-through video, each quote reaches you in writing, and each contract is in your name and e-signed by you from wherever you are. The broker holds the keys and the lockbox code and sets the showing instructions. Showings run through ShowingTime for the MLS, which is included in the REcolorado subscription (VERIFIED, recolorado.com/showing-options, 2024-01-03, fetched 2026-09-10), so every request, confirmation and feedback note reaches you directly.
What the broker does not hold is your power of attorney. A general POA is the wrong tool for a job that is mostly scheduling; if closing needs one, it is drafted for that closing and title approves the language first (PROBABLE, the long version on the Homesy out-of-state article). A written approval ladder does the daily work.
The ladder exists because the clock does.
The Denver metro's median listing left the market in 51 days in July 2026 (VERIFIED, FRED MEDAONMAMSA19740, via the Homesy days-on-market page, read 2026-09-10). A listing that loses a week every time a vendor waits on a call across two time zones spends most of that clock waiting. So the ladder gets written before launch: a figure under which the broker just books it, a band that gets a same-day text with the quote and a photo, a figure above which you get a call and a written quote, and any vendor contract, at any figure, that only you sign. The weekly report closes the loop: dated, started from the walk-through video, carrying the receipts for everything booked under the no-call line. If it is late, you know before the vendor does.
Closing used to be the one place presence was required. It is not. Colorado allows a notary in this state to notarize an electronic record for a signer who appears by audio-video communication from another state or, on conditions, from abroad (VERIFIED, C.R.S. 24-21-514.5, colorado.public.law, read 2026-09-10; enacted by SB 20-096, effective 2020-12-31, VERIFIED, leg.colorado.gov). Ask the title company early which route it accepts; the choice is theirs.
