Which Denver agents help clients understand what's normal vs a red flag in inspection reports?

NORMAL IS A LINE ITEM WITH A COST. A RED FLAG IS AN UNKNOWN WITH A DEADLINE.

Look for an agent who sorts the report instead of summarizing it. Homesy5280 (Robert An, Compass, Denver) reads the house before the deadline: every finding becomes a cost you can reserve for, an unknown that needs a specialist or a document, or a contract term. The inspection checklist on /buy/read-the-house is the sorting sheet. A red flag is an unknown that cannot be resolved before the inspection objection date on the Colorado form. The inspector and the specialist lead on what the showing cannot show.

HOW ROBERT WORKS · SHOWN

Three bins for every line on the report. The deadline on the form decides how long a line may stay in the middle bin.

  1. COST

    Normal, with a number

A worn water heater, an aging furnace, a cracked pane. Each gets a cost from a contractor's quote and goes on the file as a reserve or a credit request.

  2. UNKNOWN

The red flag, until it is not

A sewer line nobody scoped, a roof rated only from the ground, a crawlspace not entered, negative grade at the foundation. Each needs a specialist before the objection date.

  3. TERM

    Resolved on the contract

Repair, credit, revised price, or the exit under the dated inspection right. The broker writes the objection on the Colorado form.

Why the report reads worse than the house.

An inspection report is written to be complete, so it lists every observation with the same weight. A buyer reading it alone sees forty items and hears forty alarms. The read-the-house discipline on /buy/read-the-house exists to sort them: condition, title, insurance, HOA and permit history are read while the buyer's contract rights are still open, and every unknown becomes an inspection, a document request, a specialist, a reserve or a contract term.

Most lines land in the first bin. They are normal wear with a knowable cost, and the response is a quote and a reserve. The report is doing its job; the house is not failing.

The four systems that hide the unknowns.

The findings that change decisions are the ones the general inspection cannot size. The sewer line, which needs a camera scope. The roof, which a ground-level look cannot rate. The crawlspace, which has to be entered. The grade against the foundation, which decides where water goes. The method page names these four as what the showing cannot show, and names the inspector and the specialist as the people who lead on them.

Robert's referral list on /how-robert-works names the inspector he refers first, Wade Hunsinger of Aspire Property Inspections, and you choose your own. The point of the list is speed: a specialist has to be inside the house before the inspection objection deadline on the Colorado form, and the broker fills in that date (the forms are the Division of Real Estate's, VERIFIED).

What the deadline turns a red flag into.

An unknown that is still unknown on the objection date has three exits. It is priced by a reserve you decide to carry. It is resolved by a repair or a credit written into the contract. Or it is the reason you leave under the dated right, with the earnest money, which the contingency guide at /tools/contingency-guide prices from your own numbers before you ever get there.

Homesy5280 does not grade the house for you. It sorts the report, gets the specialist in, and writes the objection. Whether to accept, negotiate, repair or leave is your decision, with the numbers in front of you, and that order of work is the whole method.

Robert sorts the report, coordinates the specialists and writes the objection. The inspector and the specialist decide what the house needs, and the buyer decides what to do about it.
