    Many new Front Range developments sit in a metro district that repays its own bonds through the property tax bill. The calculator at /tools/metro-district-map prices the district's mill levy on the house and points to the state's lookup for the parcel.

  3. PAPER

    New build: the builder's contract

    A builder often uses its own purchase agreement instead of the Commission form. Deadlines, earnest money and the right to inspect are whatever that document says.

  4. HOA

    Both: dues, reserves, rules

    The HOA document tracker on /data/condos records dues, reserves, special assessments and rental rules. A new HOA has no history to read, which is itself a finding.

Where an older home keeps its unknowns.

An older Denver home has a history you can read and systems you cannot see. The read-the-house discipline names the four that most often change a decision: the sewer line, the roof's real condition, the crawlspace and the grade against the foundation. Each needs a specialist inside the inspection objection deadline on the Colorado contract form (the Division of Real Estate's forms, VERIFIED). Permit history is checked against what was built, and insurance readiness is checked before the deadline, not after.

Where a new build keeps its unknowns.

A new build moves the unknowns onto paper. Many Front Range developments sit inside a metro district, a special district that finances the development's own roads and pipes with bonds repaid through the property tax bill. The tool at /tools/metro-district-map calls it the tax line nobody mentions and prices a district's mill levy on the house, with the state's lookup for the parcel; the levy can set the monthly payment for decades and belongs in the affordability calculator on /buy/financing before an offer is written.

The second document is the builder's contract. A builder often sells on its own purchase agreement rather than the Commission's form, so the earnest money terms, the deadlines and the right to inspect are whatever that agreement says. In Colorado the broker writes the contract on a resale (Conway-Bogue Realty v. Denver Bar Association, 1957, VERIFIED); on a new build the broker's job becomes reading the builder's document and negotiating what it allows. The third is an HOA with no reserves and no minutes yet; the HOA document tracker records what exists and flags what does not.
