A market report that goes deeper than a price trend is one that can fill those five lines for every figure on the page. Most cannot, because the figure was copied from a chart that was itself copied from an aggregator, and the limit was lost two copies ago.

The price definition is where most reports fail first. The Realtor.com median listing price series for the Denver metro (FRED MEDLISPRI19740) is an asking price series. It records what sellers listed at, not what buyers paid (VERIFIED as to the series' definition). A report that plots it and calls it the market's price is describing hope. The site's rule is to say the market is softening, never depreciating, because the asking series cannot support the second word.
The clock is where reports fail second. Denver metro median days on market was 57 days in August 2026 (VERIFIED, FRED MEDAONMAMSA19740), and on the REcolorado MLS the median Denver listing spent 31 days in MLS in July 2026 (VERIFIED, REcolorado market report). Those two numbers measure different things over different months, and a report that shows one of them as the market's speed without saying which is not reporting deeply. The site shows both on /data/days-on-market, with the difference explained.
What the site publishes instead of a newsletter.
Homesy5280 does not publish a newsletter and says so. It publishes first-party data pages, each sourced and dated: /data/prices, /data/days-on-market, /data/condos and /denver-housing-report. Each page names the series, the month, the method and the limit, and each is graded under the rules on /evidence, where VERIFIED and PROBABLE are defined and applied.

The page that goes furthest is /data/25-claims. Twenty-five Denver housing claims that circulate in reports and conversations were tested against their sources, and 8 held up. The rest are shown with the reason they failed, which is a different kind of market report: not a chart of what happened, but a record of which stories about the market survive contact with the data.
The county and condo reads sit beside it. The county files on /places carry consequence lines for the Front Range counties, /denver-condo-vs-house and /data/condos read the condo market on its own terms, and /tools/metro-district-map prices a district's mill levy on the house and points to the state's lookup for the parcel. None of these is mailed. They are live pages, updated when the series updates, and the date on the page is the date to trust.
A market read is only useful on one house.
The reason the site publishes data pages at all is the second discipline: price every exit on the same house. A market read tells you the metro clock and the price definition; the net sheet on /tools/net-sheet takes your house's value and nets three exits on it, and the contingency guide on /tools/contingency-guide prices what each right costs when the market is slow enough to keep it.
